The Dulwich brief — usually higher spec
Compared to some areas, Dulwich clients tend to be at the higher end of the spec range. We're often quoting against architects' specifications, working in homes that have just been extended or fully refurbished, and matching new floors to existing period features. That suits us well — we don't cut corners and we don't push budget products. We work mainly with engineered oak from Natural Wood Floor Co and Flooring Sales, both of whom supply genuinely premium boards rather than the thin commodity engineered floor you find at the volume retailers.
For period restoration in the older Village properties, the conversation often starts with what's possible vs what's not — some original floors have been sanded too many times already, others have damp issues that need addressing first. We'll tell you straight if a floor isn't worth saving (rare, but it happens) rather than taking the job and delivering a poor result.
Herringbone and chevron — the Dulwich favourite
If there's a single pattern we get asked for most in SE21 and SE22, it's herringbone. Whether it's solid oak in a kitchen extension or engineered in a first-floor reception, properly laid herringbone makes a room. The key word is properly — herringbone is the pattern most often badly fitted by general contractors. Get the starting line wrong and the whole floor will run off, and you'll see it. We lay every herringbone job with a full template setup, pre-finishing or matching skirting reveals depending on the install method.
Working alongside builders and architects
Lots of our Dulwich work happens during bigger renovation projects, so we're used to working alongside other trades. We'll coordinate with your builder on timing — typically we want to be one of the last trades in, after wet trades are dry and before final paint and skirting.
